FAQ: eSPA via HIMS

1. What is eSPA?

eSPA is an Electronic Sale and Purchase Agreement — a digital version of the traditional SPA completed and signed online through KPKT’s HIMS system. Applies to residential units still under construction governed by the Housing Development Act (HDA).

2. What is HIMS?

HIMS (Housing Integrated Management System) is a platform developed by KPKT to manage all housing-related documents, including the online signing of SPAs.

3. Why do I need to sign through HIMS?

Starting 1 January 2026, KPKT requires all developers to prepare and sign SPAs digitally through HIMS — making the process faster, safer, and eco-friendly. The effective date is subject to change by KPKT.

4. Is eSPA legal?

Yes. eSPA is approved by KPKT and has the same legal effect as the printed SPA.

5. What do I need before I can sign?
  • Install the iDSaya app
  • Verify your identity (eKYC)
  • Confirm your details with the developer
  • Ensure your loan offer (if applicable) is ready
6. Can I still sign on paper?

No. All new SPAs from 1 January 2026 must be signed digitally through HIMS. You will receive a PDF copy, and your lawyer will print a hard copy for safekeeping.

7. Is my data safe?

Yes. HIMS is managed by KPKT and complies with government security standards.
